TRACT I: 140 acres m/l with 130.5 tillable acres.  The average CSR is 81 with soils consisting mostly of Downs Silt Loam, Atterberry Silt Loam & Colo-Ely Complex.  The corn base is 72 acres with a yield of 124 bu/acre.  The bean base is 50.7 acres with a yield of 27 bu/ acre.  The West 70 acres lies basically flat, with gentle slopes to the East end of the farm. This farm features a 34’x42’ barn, 25’x32’ drive thru corn crib & 2 - MFS 1750 bu grain bins w/ drying floors and fans, a 23’x30’ garage/ shop & an older uninhabitable home.  The water supply is from a deep well with submersible pump.
